RXR is a prominent real estate investment manager, developer, and operator headquartered in New York. We manage a diverse portfolio of 93 commercial properties and residential units, and we are looking for a dedicated 32BJ Superintendent to join our team. You will play a critical role in overseeing the mechanical and electrical operations of our properties, ensuring they meet our high standards for value, safety, and efficiency.
Responsibilities
- Develop and implement comprehensive maintenance and operational programs for all mechanical, electrical, HVAC, and auxiliary systems.
- Supervise, train, and mentor the building maintenance staff, including handling performance evaluations and scheduling.
- Monitor building energy usage, generate performance reports, and manage energy conservation initiatives.
- Maintain accurate records for equipment, preventive maintenance, tenant HVAC units, and condenser water usage.
- Oversee tenant construction projects, review blueprints, and ensure all work complies with building standards and lease requirements.
- Assist management with annual budget preparation, monitor expenses, and manage inventory for tools and supplies.
- Ensure all life safety permits and equipment certifications are current and coordinate mandatory testing.
- Respond to building emergencies and provide guidance to staff during critical situations.
- Maintain professional, proactive relationships with tenants and contractors.
Must-haves
- At least 10 years of relevant experience, with 3 to 5 years in a supervisory role within a Class A office building.
- Proficiency in Engineering, Operations, Energy Management, Maintenance, Training, Project Management, and Budget Management.
- Strong organizational skills with the ability to multitask and meet strict deadlines.
- Ability to interpret complex instructions, blueprints, and technical manuals.
- Excellent communication skills in English, both written and verbal.
- Physical ability to perform inspections, climb ladders, navigate stairs during emergencies, and move heavy equipment.
- Availability to work weekends, extended hours, and respond to 24/7 building emergencies.
- Required certifications: Q01/Q99 Refrigeration Engineer, EPA Section 608 Universal CFC, S12 Citywide Sprinkler, S13 Citywide Standpipe, A35 Air Compressors, F01 Fire Guard, and P98 Fuel-Oil Piping. Note that some certifications may be obtained within one year of hire if not currently held.
