Role at a glance
We are seeking a 32BJ Superintendent to join our team on a full-time basis. This is a senior-level position that requires an on-site presence to oversee the mechanical and electrical operations of our properties. You will play a pivotal role in ensuring our buildings operate at peak efficiency while leading our maintenance staff toward excellence.
Your impact
- Design and implement comprehensive maintenance and operational programs to maximize the reliability and efficiency of all mechanical, electrical, and HVAC systems.
- Provide direct leadership to the building Handyman team by identifying training needs, monitoring performance, and fostering a culture of motivation and professional growth.
- Manage energy usage through our designated platforms, oversee tenant construction projects to ensure building standards are met, and assist with annual budget preparation.
What you'll need
To succeed in this role, you should be a self-motivated professional with a strong background in building operations and team leadership. We require the following qualifications and skills:
- At least 10 years of relevant experience, including 3 to 5 years in a supervisory role within a Class A office building.
- A High School Diploma and current certifications, including a P-99 Low Pressure Boiler License, S-12 City Wide Standpipe Certificate, S-13 City Wide Sprinkler Certificate, and EPA CFC Universal Certification. A Q-01 Refrigeration/Operator's License is preferred.
- Strong proficiency in English, with the ability to read technical manuals, interpret blueprints, and write clear, professional reports.
- The ability to remain calm under pressure, solve complex practical problems, and effectively coordinate staff and contractors.
- Physical ability to conduct thorough building inspections, including navigating stairs and responding to visual or audible emergency alarms.
